Two perspectives on the same apartment

The same apartment can look completely different to a buyer and an investor.

The decision to buy an apartment is often based on emotions and personal needs. What matters is the layout, the quality of the finishes, or the first impression. However, from an investor’s perspective, these same properties are evaluated according to entirely different criteria.

Investors focus primarily on the financial potential and long-term value of the property. They analyze, among other things:

  • the rate of rental and attractiveness to tenants
  • the potential rent level and rate of return
  • the development of the location over the next few years
  • the functionality of the layout and the possibility of optimizing it

In practice, this means that apartments attractive from the user’s perspective are not always the best investment choice.

However, a convergence of these two perspectives is increasingly observed. Buyers are beginning to take investment analysis factors into account, while investors are paying attention to user comfort and tenant expectations.

Combining both approaches allows for more informed purchasing decisions and a better assessment of a property’s true value.
